Planning isn’t something we add on at the end of a design. A planning application is only as strong as the case behind it. Design statements, heritage checks, transport notes, drainage plans: each one has to tell a council something specific, in language a case officer can act on. Government figures show councils in England granted 87% of the applications they decided between October and December 2025. Yet only around a fifth of major schemes were decided inside the strict 13 week limit. Most needed extra time instead. We treat early conversations with the council as standard practice, not an optional extra, because a tested assumption costs far less than a rejected application.

We work through the junctions, the wall build-ups, the fire strategy and the coordination between structural, mechanical and electrical design, so nothing gets left for site to sort out. Done properly, it’s the difference between a scheme that prices accurately and one that runs into redesign once construction has started. That’s the work we focus on.

Commercial interior design works when it starts from one question: what does this space need to do? We treat layout, light and material as tools with a job to perform, not decoration added once the plan is set. Our commercial interior design services cover workplace interior design, retail fit-outs and public sector buildings, each one shaped around how the space gets used. As part of a wider multi-disciplinary consultancy, we design with structure, budget and delivery already in the room.

Our master planning services turn a site’s constraints into a plan that can actually be built. A masterplan has to work twice over: once as a design, and again as a case that stands up to a planning committee. Most schemes that stall didn’t lack ambition. They lacked the groundwork underneath it. We build a site masterplan on evidence gathered early, from surveys to policy checks, so it still holds up from first sketch through to the final RIBA stage.

Sustainable architecture design sits at the heart of every building we make at Morson Praxis. We treat low carbon architecture as a core skill, not something added near the end. Buildings cause a quarter of the UK’s greenhouse gas emissions, so the decisions made at concept stage carry real weight. Good sustainable building design gets those early decisions right, from the first sketch through to handover.

Understanding planning application services

Planning applications raise plenty of questions, whatever the size of your scheme. Here are some straight answers.

A planning consultant is a specialist who prepares, manages and submits planning applications on your behalf. Duties include writing supporting statements, coordinating specialist reports, liaising with the local planning authority and handling any conditions or appeals after a decision.

Planning application services are the full package needed to submit a valid application: drawings, a design and access statement, specialist reports such as ecology or heritage assessments, and ongoing liaison with the council through to decision.

The statutory period is 8 weeks for most applications and 13 weeks for major development, though many councils need longer. Recent government figures show only around a fifth of major applications are decided inside that strict window.

A planning permission consultant is not a legal requirement for any project, including small extensions. Many homeowners submit their own applications successfully, though a consultant reduces the risk of invalid submissions or refusals for larger or contested schemes.

A refusal is not final. Options are to revise and resubmit, negotiate with the case officer, or lodge a formal appeal with the Planning Inspectorate. Many refusals hinge on one fixable issue rather than the scheme as a whole.

Planning application consultants are able to request formal pre application advice from a local planning authority. This step tests a scheme’s principle before submission and often reduces the risk of a costly refusal later on.
