The layout of a fulfilment centre determines its throughput ceiling. Column grids, clear heights, dock door ratios, pick path distances. These are structural and spatial decisions, made at design stage, with direct consequences for how fast orders move through the building. Cold store design sits at the point where food safety, energy performance and operational flow converge, and a weakness in any one of them costs money. We work with multi-temperature 3PLs, food manufacturers and port operators across the UK, bringing structural, M&E and refrigeration engineering together under one team to produce cold storage facility design that’s grounded in how these buildings actually operate, not just how they’re specified on paper.

Distribution centre design determines how well a logistics operation performs for the life of a building. Questions we’re often asked about e-commerce logistics.

E-commerce logistics is the infrastructure of online retail: the network of facilities, systems and processes that gets an order from a seller’s inventory to a customer’s door. It spans warehousing, inventory management, order processing, picking, packing, despatch and final-mile delivery. At the built environment level, it’s primarily concerned with how fulfilment centres and distribution warehouses are designed, located and operated.

Fulfilment centre design is a more operationally specific brief than general industrial building design. It requires decisions on structural layout, floor loading, clear heights, dock door ratios, fire strategy, power supply and automation integration, all shaped by how the facility will process orders. The sequence matters: the operational model should drive the building brief, not the other way around.

Ecommerce warehouse design is defined by order complexity rather than volume. Where a conventional warehouse moves pallets, an e-commerce facility processes thousands of individual picks, with different requirements for floor flatness, pick path layout, returns handling, conveyor routing and power density. The gap between the two briefs is significant, and conflating them is one of the more common sources of operational underperformance in new logistics facilities.

Planning for fulfilment centres is shaped by access, impact and use class. Logistics and storage use falls under Class B8, though facilities with mixed functions may need a different or combined consent. Transport assessments, noise assessments and biodiversity net gain plans are now standard requirements. Sites close to motorway junctions and with existing HGV infrastructure tend to move through planning more predictably.

Automation in e-commerce logistics is now standard across most new fulfilment centre builds. Common systems include goods-to-person robots, AutoStore compact grids, conveyor sorters, automated storage and retrieval systems and voice-directed picking. Each has specific building requirements: floor flatness tolerances, structural load paths, power capacity and cooling loads. The building needs to have been designed with the automation system in mind, not the other way around.
