Inspection that stands up to scrutiny

Good asset management starts with evidence, not opinion. We use laser scanning and drone survey, backed by high resolution imagery, to record an asset’s true condition, down to the exact location of every defect. That level of detail holds up when a decision needs to survive a board meeting or an audit. The National Audit Office has shown what happens when condition data is patchy: the UK public estate’s maintenance backlog now sits above £49 billion, much of it the cost of problems nobody could quantify until they’d become urgent. We build an asset register you can rely on, one inspection at a time, so the next decision is grounded in what’s actually there rather than what the last survey guessed.

Data on its own doesn’t fix anything. The value is in what you do with it: investment plans with clear priorities and honest lifecycle costing, with maintenance scheduled around actual risk rather than a fixed date in a calendar. ISO 55000, the international standard for asset management, sets out the principles behind that approach. We apply them to your specific portfolio, so your capital budget goes where it does the most good, not just where the loudest complaint came from. Good strategy shows up in fewer surprises, not more paperwork, and that’s usually how you can tell it’s working.

Network Rail has trialled it across its bridge stock and continues to support its development. The system is built for engineers and refined by the people who use it on site, week in and week out. It’s been proven against a live, ageing estate rather than a demonstration model, which tells you rather more about how it actually performs once the novelty wears off.

Understanding infrastructure asset management

Infrastructure asset management is the practice of tracking condition and risk across physical assets, from bridges and buildings to roads and utility networks, then costing that information over the asset’s lifecycle. It combines engineering inspection with financial planning, so decisions are based on evidence rather than guesswork.

An asset management consultancy is an external team that assesses asset condition and turns that data into investment plans and maintenance strategy. Consultancies bring engineering expertise and cross sector experience that most in-house teams don’t have the capacity to maintain alongside day to day operations.

Building asset management is the practice of tracking a building’s condition and compliance, then costing that over its lifecycle, covering everything from structural fabric to building services. It’s a more focused discipline than wider infrastructure asset management, though the two often overlap on complex estates.

Asset management consultants are worth bringing in when a portfolio needs specialist inspection technology or independent condition assessment that an in-house team can’t easily provide alongside day to day work. They bring methods and comparison data drawn from many similar projects, not just one organisation’s history.

Inspection intervals are set by asset type and risk rather than a fixed rule. Bridges and heavily used structures are typically examined every one to three years. Lower risk assets may only need review every five years or so. A proper asset management plan sets the interval based on condition data.
