Morson Praxis were appointed by Housing & Care 21 to provide Commercial and Risk Management services for a new retirement home in Derby.
The Manor Kingsway Retirement scheme consists of 49 retirement apartments, offering independent living within a community setting for people over 55. The development includes 24 one- and two-bedroom apartments for shared ownership and 25 one- and two-bedroom apartments for rent. The project is being delivered in partnership with Kier Living under a bespoke design and build agreement as part of a larger Homes England residential scheme.
The scheme provides high-quality, accessible accommodation for retirees, supporting a mix of ownership and rental options. The development integrates communal areas to foster a sense of community while ensuring privacy and independence for residents.

Morson Praxis’s Commercial and Risk Management team provided Employers Agent and Quality Monitoring services throughout the 18-month build. The team supported Kier Living with scheme development and initiated Housing & Care 21’s involvement, providing pre-contract guidance and ensuring smooth coordination across all parties.
The Manor Kingsway Retirement scheme is scheduled for handover in March 2020, marking Housing & Care 21’s first retirement development in the East Midlands. The project establishes a benchmark for high-quality, community-focused retirement living in the region.
