Morson Praxis helped a global logistics leader capture a complete and accurate picture of one of their busiest warehouse and distribution sites. Using cutting-edge digital capture techniques, including UAV surveys and 360° terrestrial imaging, we delivered a detailed topographical and structural record, enabling the client to assess maintenance needs, optimise space usage, and gain actionable insight—all while keeping the live site fully operational.
Our client, a global leader in logistics services, is committed to delivering high-quality supply chain solutions. To support ongoing site management and optimisation, they engaged our Digital Capture team to carry out a digital dilapidation survey at one of their busy Warehouse and Distribution Sites.
The project involved assessing five existing warehouse buildings, totaling approximately 450,000 sqft, along with the surrounding site layout. The objective was to digitally capture the condition of each structure, identify maintenance needs, and explore opportunities to improve space efficiency while minimising disruption to the live operational environment.
Bringing the warehouse to life: immersive 360° views and high-resolution aerial imagery capturing every detail of the site.
To deliver the survey safely and efficiently, our team combined terrestrial 360° photography with UAV aerial imagery, complemented by a Structural Engineer conducting on-site inspections. The UAV captured external areas from 50m altitude, while the terrestrial camera quickly recorded key internal locations. Moving vehicles and staff were safely navigated around to prevent operational disruption, and every defect was catalogued with photographs for precise documentation.
Post-processing removed transient objects from the imagery, producing clean panoramas used to create an interactive virtual tour. Each defect was tagged within the panoramas, with descriptions and close-up images for clarity. Floor plans and a high-resolution orthomosaic (GSD 2.3cm/pixel) provided a fully contextual view of the site, allowing internal and external defects to be easily located and assessed.
The digital dilapidation survey provided a complete, immersive view of the facility, enabling the client to pinpoint defects and assess building conditions accurately. The solution was delivered cost-effectively, mitigated risks on a live site, and ensured minimal disruption to ongoing operations while providing a detailed and actionable record of the warehouse estate.
