Morson Praxis was appointed by Lindum Group and Platform Housing to support the development of a social housing feasibility scheme for a greenfield site in Whatton, Nottinghamshire. The project aimed to deliver affordable, high-quality homes that complement the character of the surrounding area while meeting modern living standards.
Lindum Group and Platform Housing sought to explore the feasibility of a new social housing development that would provide a mix of two- and three-bedroom homes. The brief required a design that aligned with national housing standards, enhanced community value, and respected the site’s rural context.
The proposed scheme includes 32 detached and semi-detached dwellings, each featuring private amenity space to the front and rear, along with off-street parking. The layout was carefully planned to balance residential density with green, open spaces and a strong sense of neighbourhood identity.
Exploring the vision for sustainable community living
Our Architecture team collaborated closely with the local authority and planning consultants to create a site layout that reflects the local vernacular and integrates seamlessly with the surrounding built environment. The design adheres to current technical design standards and national space requirements, ensuring functional, comfortable, and attractive homes.
The masterplan also incorporates landscaped public areas and a main access road designed around existing site constraints, promoting accessibility, safety, and sustainability.
The feasibility study demonstrated how well-designed, affordable housing can enhance rural communities while maintaining environmental sensitivity. The proposal provides a strong foundation for future planning and development, supporting Platform Housing’s mission to deliver high-quality homes that meet local needs.
