Creating a Strategic Rail-Connected Logistics Hub

Morson Praxis is supporting the development of West Midlands Interchange, a Development Consent Order (DCO) approved scheme set to deliver up to 8 million sq ft of Class A logistics warehousing. The project also includes a key strategic rail freight interchange in the West Midlands, strengthening the UK’s rail freight capability and supporting the growing demand for modern logistics infrastructure.

The West Midlands Interchange project aims to deliver one of the UK’s largest rail-served logistics developments. The scheme has been designed to provide high-quality, large-scale logistics facilities capable of supporting modern occupiers while enhancing the national supply chain.

In addition to commercial benefits, the development will support job creation, skills development, and training opportunities for the local community, while delivering new green infrastructure and improved connectivity in the surrounding area.

Project Overview

Delivering Major Infrastructure and Logistics Facilities

West Midlands Interchange will provide up to 8 million sq ft of prime logistics space, making it one of the most significant logistics developments in the UK. The project integrates large-scale warehousing with a strategic rail freight terminal, enabling efficient movement of goods across the national rail network.

Main works for Phase 1 began in 2023, including the construction of the first warehouses south of Vicarage Road. Additional works include the development of Calf Heath Community Park, which will introduce new footways and cycleways for the local area.

The phase also includes a new roundabout providing access into the site, the first section of the internal spine road connecting future warehouse plots, and the delivery of initial green infrastructure, including landscaped bunding.

Our Solutions

Long-Term Design and Infrastructure Expertise

Morson Praxis has supported the West Midlands Interchange project since 2015, providing Civil & Structural Engineering and Design Management services across key phases of the development.

Our team initially developed the earthworks and drainage strategy for the site, alongside the design of key infrastructure required to support the wider scheme.

More recently, Morson Praxis has been leading the design of the rail freight terminal and adoptable bridges that will form critical infrastructure within the development. Our in-house BIM consultants have also delivered site-wide BIM management and coordination, supporting a collaborative and efficient design process.
