Nottingham City Council, Boots Enterprise Zone

Morson Praxis provided multi-disciplinary services at the Boots Headquarters campus in Nottingham, supporting the £22 million regeneration scheme led by Nottingham Regeneration Ltd in partnership with Nottingham City Council and Boots. The project focused on transforming former manufacturing areas into new residential and commercial development zones through major infrastructure, remediation, and connectivity improvements.

Driving Regeneration and Connectivity

Nottingham Regeneration Ltd appointed Morson Praxis to support the delivery of the regeneration masterplan, which aimed to revitalise 20 hectares of underutilised land. The client required full project management, civil and structural engineering design, and quantity surveying services to prepare the site for large-scale redevelopment.

Project Overview

Infrastructure and Remediation at Scale

The project included demolition, remediation, and clearance of 20 hectares, along with the construction of a new 1,800m link road connecting Beeston with the A52. This included a new road bridge over the Nottingham Grantham Canal and a roundabout junction to improve access and future development opportunities.

Delivering Complex Engineering

Morson Praxis managed all aspects of design, engineering, and project delivery, including upgrades to existing campus infrastructure such as highways, M&E systems, and a new campus entrance. The team worked across multiple stakeholder groups to ensure the regeneration aligned with local planning and sustainability goals.

Results

Reconnecting a Historic Site with the City

The scheme delivered major connectivity enhancements, including a new pedestrian bridge over the main railway line and 1,500m of cycleway linking the campus to Nottingham University and the tram system. Additional work included the design and construction management of two car parks providing over 700 spaces, improving access and usability across the redeveloped site.
